All fees for the issuance of a building permit shall be paid in the amount set forth in this resolution.  All fees shall be due and payable before a building permit may be issued.

Permit fees will be based on valuation and the 1997 UBC Table 1-A, unless defined in another section of this ordinance.

If in the opinion of the Chief Building Official, the valuation is underestimated on the application, the final building permit valuation shall be set by the Chief Building Official.  The following table will be used to assist in determining the valuation:

Only one building permit is to be issued per project address for new construction or a major remodel project.

The Chief Building Official has the authority to approve separate permits when the individual trades are working more than 120 days apart on individual systems such as water heaters, electric service, furnace, etc.

The Central Business District is located between the Marias Des Cygnes River, Fifth Street, the alley located one-half block west of Main Street and the alley located one-half block east of Main Street shall be within the CBD Residential Revitalization District.

Central Business District Fees:

Residential = $0.00.

            For repairs, remodeling, and improvements of the dwelling units above the first floor of a commercial business.

Commercial = 50% of the actual permit fee.

            For repairs, remodeling, and improvements of a commercial business.

No Manufactured homes built prior to June 15, 1976 are permitted within the city limits. Manufactured homes built before June 15, 1976 shall not be renovated.

Manufactured Homes in a Manufactured Home Park:

            $75.00 this includes installation of decks, landings, handicap ramps at the time of trailer installation, and skirting before the Final Certificate of Occupancy.

            Plumbing, electrical, and mechanical contractor fees will be inclusive.

            $30.00 for any new plumbing or electrical installation required for the site and shall be permitted separately.

            $40.00 for any extension of the pad for the site and shall be permitted separately.

 

Manufactured Homes in a Manufactured Home Subdivision Zoning District (private lots):

            $75.00 this includes installation of decks, landings, handicap ramps at the time of trailer installation, and skirting before the Final Certificate of Occupancy.

            Plumbing, electrical, and mechanical contractor fees will be inclusive.

            $30.00 for any new plumbing or electrical installation required for the site and shall be permitted separately.

            $40.00 for any extension of the runners for the site and shall be permitted separately.

 

 

Residential Design Manufactured Homes in an R-1, R-2, or R-3 Residential Zoning Districts:

            Based on valuation.

            Plumbing, electrical, and mechanical contractor fees will be inclusive.

The application for the oversize structure / weight move must be submitted 10 business days prior to intended move date for approval. The permit must be obtained, and all applicable fees must be paid prior to the move.

Oversize Structure / Weight Move:

Estimation Fee (Non-Refundable):

$150.00 for an oversize / weight move within the city.

$200.00 for an oversize / weight move through the city.

Permit Fee:

$50.00 for any structure.

$100.00 for any oversize / weight load.

Ottawa Police Department:

$120.00 per officer for the first four (4) hours.

$30.00 per hour per officer additional after the first four (4) hours.

Other Fees:

Could be but not limited to:

Costs of removing and restoring lines.

Removal and replacing of signs.

Wages.

Use of Equipment.

If the move takes longer than estimated.

Any other necessary expenses related directly to the move.

            Residential = $40.00.

 

Awnings / Canopies:

            Residential = $50.00.

            Commercial / Industrial = $115.00.

 

Concrete Foundation Repair, Footings, Retaining Walls:

          Residential = $50.00.

            Commercial / Industrial = $115.00.

 

Decks / Porches:

            Residential = Based on valuation.

            Commercial / Industrial = Based on valuation.

Decks / Porches Less than 30” above grade:

            Residential = $50.00.

            Commercial / Industrial = $115.00

 

Demolition:

Residential:

            House / Garage / Shed Combination = $60.00.

            Garage Only = $35.00.

            Storage Shed Only = $30.00.

Commercial / Industrial:

            Commercial Structure = $110.00.

            Garage Only = $60.00.

            Storage Shed Only = $50.00.

 

Driveway Permits:

            Residential = $50.00.

 

Excavation / Grading / Land Disturbance:

            Residential = $50.00 per lot before permit.

            Commercial / Industrial = $150.00 per lot / acre before permit.

 

Fences:

            Residential = $25.00.

            Commercial / Industrial = $50.00.

 

Floodplain Development Permit:

            Residential = $25.00.

            Commercial Business, Churches, Schools, hotels, apartment complexes = $100.00 per             building.

            Based on valuation if valuation is $15,000.00 and up.

Garages / Sheds        Residential = $25.00.

                                    Commercial / Industrial = $50.00.

 

New Communication Towers:

            Residential = Based on valuation.

            Commercial = Based on valuation.

 

Siding:

            Residential = $50.00.

            Commercial / Industrial = $115.00.

 

Signs:

  $1.00 per square foot.

  $50.00 Minimum.

 

Solar Panels:

            Residential = Based on valuation.

            Commercial / Industrial = Based on valuation.

 

Storage Sheds:

             Residential = Based on valuation.

             Commercial / Industrial = Based on valuation.

Storage Sheds Less than 200 Square Feet:

            Residential = $50.00.

            Commercial / Industrial = $115.00.

 

Stormwater Permit:

            Residential = $100.00.

            Commercial = $100.00.

 

Window Replacement:

            Residential = $50.00.

            Commercial / Industrial = $115.00.

Chief Building official may assess the minimum miscellaneous fee for projects that are ancillary in nature and not defined in the miscellaneous category.

Plan Review Fees:

            Residential = $0.00

            Commercial / Industrial:

            Staff Review Only = An estimated permit fee will be figured, and a 20% staff review fee will be accessed and must be paid at the time the permit is submitted.

            Outside Consultant = Actual Cost.

Reinspection and After Hour Fees:

            After the third inspection and everyone after = $75.00.

            After Hours inspection = $100.00 with a 2-hour minimum charge.

            All fees must be paid before the next inspection is scheduled.

Temporary Certificate of Occupancy:  Only good for 30 Days

Residential / Commercial / Industrial:

            Initial Issuance = $0.00.

            $100.00 charged for every 30 days after initial issuance until Final Certificate of Occupancy has been issued.

Working without Permit Fees:

            The Original Permit fee will be doubled.
